70’s Era Downtown Pascagoula Building Transformed into Eight New Apartments

District Flats Apartments in Pascagoula, Mississippi

PASCAGOULA, MISS. – April 22, 2024 – After two years of careful restoration, an historic, New Orleans-style law office building built in 1972 in downtown Pascagoula has emerged as the city’s newest apartment development – District Flats. 

The project owners are Allison and Pat Buchanan, who have converted the historic building into an elegant apartment residence featuring an workout room, a grand lobby, a reading library with great books (including law books that now serve as decor), a coffee-shop-styled “internet café,” common area work spaces using some of the original law office desks and a private courtyard that once was a parking lot. The law partners who built the building – including Allison’s father – wanted to build an elegant, professional office building – that would also be “hurricane proof” – so that the firm’s families could shelter there if needed. It has 13″ thick masonry walls, and steel “I” beam construction, with an added benefit of being very quiet.

Pat worked in the building as Managing Partner of the firm that resided there in the late 90’s and into the 2000’s. There’s a special meaning for both Allison and Pat.

“Our vision in renovating District Flats to breathe new life into an historic office building that has played a part in our lives,” said Allison Buchanan. “The restoration has allowed us to be a part of investing in and helping to revitalize Pascagoula, where I grew up.” 

The classic, New Orleans-style entrance of District Flats features an elegant grand staircase as you enter the building and a private courtyard as you exit the building. The apartment residences provide all of the modern conveniences while restoring and preserving the original custom built-ins and shelves.  

Bi-fold doors open up to a bar at District Flats apartments in PascagoulaThe former law library and conference room, which featured a “hidden” set of bifold doors in the solid wood paneling that opened up to reveal to a bar, is now the living/dining room of an apartment. The bifold doors were preserved and now open up to a bar that is adjacent to the kitchen.

The upscale residential property features one short-term rental studio apartment designed for business travelers, tourists or even family members or guests of residents. If a District Flats resident has overflow and needs more space for family coming to visit, they can rent the vacation rental as well.

Each apartment features black quartz countertops, stainless steel appliances, washers and dryers, ceramic tile and glass showers, high ceilings, original built-in cabinets and shelving, ceramic backsplashes, solid wood cabinetry, central heat and air, ceiling fans, crown moldings and commercial grade LVT flooring. All exterior gates and doors as well as interior door access is keyless and can be programmed to the resident’s phones for electronic access. (see Apartment gallery below)
